Incline Village vs South Reno: Where Should Bay Area Tech Families Live?

I sell homes on both sides of the Mt Rose Highway: South Reno and the Nevada shore of Lake Tahoe, including Incline Village and Crystal Bay. Bay Area families often come to me torn between the two. Both are in Nevada, both carry the same state tax advantages, and they’re only about 35 to 45 minutes apart. But daily life in each is very different.
Key Takeaways
- Both are in Washoe County, Nevada, so the state income tax answer is the same: zero.
- South Reno gives you more home and land for the money, quick access to the airport, shopping and services, and a full-time community.
- Incline gives you the lake, ski access and a resort setting, with fewer homes, higher prices per square foot and more winter.
- For single-family homes sold from July to September 2026, the median sale price was $1,475,000 in 89511 and $2,725,000 in Incline Village.
- Bay Area families with school-age kids often live in South Reno full-time and spend weekends at the lake. Many of the AI-industry buyers I’m seeing go straight to Incline.

Who should choose South Reno?
Families with school-age kids who want a full-time community, people who travel often for work, and buyers who want space.
ArrowCreek [renosrealtygroup.com/neighborhoods/arrowcreek] and Montreux [renosrealtygroup.com/neighborhoods/montreux] offer gated golf living. Galena Forest [renosrealtygroup.com/neighborhoods/galena-forest] gives you acreage and pines at the base of Mt Rose. Damonte Ranch [renosrealtygroup.com/neighborhoods/damonte-ranch] offers newer homes at a lower price point.
If a Bay Area tech family asked me where to start, I’d say ArrowCreek. It’s gated, has two golf courses, and it’s close to Galena High and the airport, so families can settle in quickly.
Who should choose Incline Village?
Buyers who put the lake and the mountain at the center of their life, executives who can work from anywhere, and families who want a smaller, tight-knit town. Incline also draws the highest-end buyers in the region. A lakefront compound in Incline sold for a record $125 million earlier this year.
A lot of the Bay Area AI buyers I’m working with choose Incline as their primary home. They get Nevada’s tax treatment and the lake, and the Bay is still a short flight or a drive away when they need to be there.
The tradeoff: fewer homes to choose from, a longer airport drive, and more winter. Year-round in Incline works best if you love winter and can work remotely.
Can you have both?
Yes, and many of my clients do. A common path: a primary home in South Reno for school, work travel and everyday life, and a condo or cabin in Incline or Crystal Bay for weekends. Because both are in Nevada, a second home on the lake doesn’t complicate your residency the way a California-side cabin can.
Moving from California involves more than picking a neighborhood. For the full tax picture, including how California treats RSUs and stock options after you move, see Moving from the Bay Area to Reno in 2026 [https://renosrealtygroup.com/blog/moving-from-bay-area-to-reno-2026-cost-savings].
